Yes. /bilan-promoteur automatically applies 3% VAT for dwellings destined to buyer's primary residence (law 12.02.1979 art. 43). Toggle 'VAT 17% investor' for non-PR units. 2024 housing tax credit and €50,000 / €2M gross thresholds modelled.

How does intrinsic vs extrinsic GFA work?

/vefa separates both: extrinsic (insurer or bank guarantees if developer defaults, 0.3-2% of revenue premium) vs intrinsic (developer equity deposited with notary). Extrinsic is mandatory to sell VEFA in LU (law 28.12.1976 art. 2-11). Tool computes both costs for arbitration.

Are STATEC indices up-to-date?
