01Automatic analysis of results
On about ten tools (estimation, EVS valuation, promoter P&L, multi-lease DCF, USALI hotel, E-2 visa score, VEFA, capital gains, property comparison, buy-vs-rent), an 'Analyze with AI' button appears after each calculation. The AI receives the full context (inputs + results) and writes a professional commentary: price-level diagnostic, risk identification, ratio consistency vs LU market standards, arbitrage recommendations.
Prompts are domain-specific: a promoter P&L analysis cites typical land-cost ratios (10-20% of revenue), a USALI P&L analysis compares to the expected GOP margin by hotel category (3* = 35-40%, 4* = 38-42%, 5* = 40-45%). The AI uses TEGOVA EVS 2025 references and up-to-date STATEC coefficients to validate assumptions.
02EVS 2025 report drafting
The EVS Report mode on the /valorisation page embeds 8 'Draft with AI' buttons next to the narrative fields (location, environment, access, method justification, tax regime, ESG impact, reservations, uncertainty). Each button generates a formal paragraph injected directly into the field, compliant with TEGOVA standards and the Charter 5th edition, with legal references (art. 102bis LIR, IVS 103, CRREM pathway).
The EVS Challenger mode on the Reconciliation tab acts as a critical auditor: it flags missing data, inconsistencies, abnormal ratios and compliance risks before signing, prefixed [BLOCKING], [MAJOR] or [MINOR]. The generated report remains the responsibility of the TEGOVA REV/TRV expert who reviews, corrects and signs it.
03PDF extraction (BYOK required)
To pre-fill a form from an existing document (promoter budget, capital-gain deed, EPC certificate), a 'Pre-fill from PDF' button triggers a vision extraction via your BYOK Anthropic key (for native PDFs) or OpenAI key (for scanned images). The model returns structured JSON that feeds the form fields directly.
This feature requires a BYOK API key because the free Cerebras/Groq models don't handle vision. 8 MB file limit. Currently available on /bilan-promoteur and /plus-values; other schemas (EPC, commercial leases) are supported by the B2B API on request. tevaxia pages handling PDF can be extended on request.
04Chat AI and public B2B API
A floating chat widget at the bottom right opens a free conversation with the Luxembourg real estate assistant. You can ask cross-cutting questions not fitting a specific tool: 'what VAT applies to mixed-use building renovation?', 'what majority to vote a roof refurbishment in a condominium?', 'how is the Bëllegen Akt computed for a non-resident couple?'. The assistant keeps multi-turn context.
For B2B integrators, three endpoints are accessible with a tevaxia API key (X-API-Key header) at the standard tier rate limit: `/api/v1/ai/analyze` (inline analysis), `/api/v1/ai/chat` (multi-turn), `/api/v1/ai/extract` (PDF extraction). Is tevaxia AI really free?
Yes: 5 analyses per day per signed-in user, no credit card or subscription. Beyond that, add your own Cerebras, Groq, OpenAI or Anthropic key in your profile for unlimited use. The free tier uses Cerebras (Llama 3.1 8B) with Groq fallback if configured.
Is my data sent to a third party?
Yes, requests transit through the configured AI provider (Cerebras by default, or your BYOK key). Contexts sent contain only the current calculation's inputs and results — never personal data beyond that scope. Cerebras and Groq don't store prompts for training. For strong confidentiality, prefer Anthropic or OpenAI with enterprise no-training contract.
Can the AI replace a TEGOVA-certified expert?
No. The AI provides drafting and analysis assistance, not a binding expert opinion. For an EVS report intended for a bank or court, the TEGOVA REV/TRV expert remains responsible for the retained value and must review, correct and sign. The AI accelerates production but doesn't replace human expertise or the on-site visit.
Which models are supported in BYOK?
Anthropic (Claude 4.x — recommended for PDF vision and EVS drafting), OpenAI (GPT-4o, GPT-4 Turbo — strong vision), Groq (fast Llama 3.x), Cerebras (Llama 3.1 8B — free, default). 2-click setup in /profil. Unit costs displayed in real time.

What are the AI analysis limits?

For critical figures, always verify with our deterministic tools (calculators, simulators).
